We meet, we talk, we agree what you want, when, where and how much?

Then we search

We look at the area you want to live in and review what property there is that suits your brief. We talk to estate agents and our extensive portfolio of private clients. Then we produce a validated long list which we visit, before presenting you with a short list.

Before viewing with you

We will accompany you on viewings, if you wish. If you are not certain on any of the properties we have short listed we will look again and again until we can agree together.

The negotiating process

This is where our local knowledge comes in. We will review prices and suggest an appropriate offer price. Then we will advise on the best strategy and tactics moving forward.

Through to completion

We will be with you all the way from selection, viewings, negotiation, acceptance, completion and moving in. The process will include talking to all the people in the chain to make the process as smooth and painless as possible.

North Norfolk Homefinders are committed to provide "Home Finders Services" for people looking to search for:

Living in the area, being independent and knowing the property market locally, is a big advantage and probably represents our real 'added value' for clients who use us.

Unlike estate agents we are incentivised to get the best price for you – the lower it is, the better it is, for you and us.

Our fees are normally levied in two stages: (when the full services are required)

• £400 non-refundable registration fee paid up front, when you instruct us to proceed on your behalf. This fee retains our services for six months.
• When we are successful on your behalf in the purchase of your new home, we ask for a “success fee” of £1000 or 25% of the saving we have achieved on your behalf, between the asking price and agreed purchase price – whatever figure is the greater.

If you only want part of the available services, we would be delighted to quote accordingly. We would provide feedback together with photos of the property with minimum delay. We can communicate by Skype if you prefer.

Rental Property Fees:

• The search fee for rental property is £155 under the same conditions as above. Our “success fee” for rentals is equivalent to one month’s rent.

Sean White, the Principal of North Norfolk Homefinders, has lived and worked in Norfolk for 30 years.
